Broker-Ready Prep Tool

Buying commercial real estate has a lot of moving parts. Don't let insurance be the one that slips.

A 3-minute readiness check that helps make sure nothing falls through the cracks — lender requirements, lease terms, tenant certificates, association policies, and more. Then send it all securely, straight to your agent or a licensed partner.

One missed insurance detail can delay your closing.

Commercial deals move fast, and insurance is usually the last thing anyone thinks about — until it holds things up.

Lenders won't fund without it

Evidence of insurance and the right mortgagee clause are often due days before closing — not something you want to scramble for that week.

Tenant paperwork gets missed

Lease insurance clauses and tenant certificates are easy to overlook until your broker asks for them at the last minute.

Association coverage has gaps

Condo and HOA master policies rarely cover everything — buyers often don't find out what's missing until it's too late.

Closing week is the worst time to sort it out

Chasing down documents under deadline pressure costs real time and can push your closing date back.

This tool helps you catch all of it in about 3 minutes, before it becomes a problem.

Insurance Readiness Tool

Cover every moving part before you close.

Answer a few questions, attach what you have, and send the organized file securely to your agent — or download it and share it yourself.

Everything here stays local in your browser, unless you choose to send it to your agent or request a partner connection.

Frequently asked questions

Does CRECoverage sell or bind insurance?

No. CRECoverage is not an insurance company. Insurance review, quoting, recommendations, and binding are handled only by a licensed insurance professional.

Is this insurance advice, or does it determine my coverage?

No. This tool only organizes information for your own prep. It doesn't determine, confirm, or bind coverage — a licensed insurance professional reviews and confirms everything.

Is my information saved anywhere, or sold?

We don't sell your information. Everything stays local in your browser — we don't store it on our end. It only leaves your device if you choose to send it: downloading a file to your own computer, or using "Email My Existing Licensed Agent" or "Send to Licensed Agency Partner," which uploads your files directly to a secure transfer service — they never pass through CRECoverage's own servers.

Do I need to know my property state?

It's optional. It only matters if you choose "Send to Licensed Agency Partner" — property state is how we determine whether a participating licensed agency partner is available for your file.

What happens if I answer "Not sure" to a question?

You're not penalized with more questions. We'll flag it as something your insurance professional can confirm for you.

Can I attach documents I already have?

Yes — on the summary step you can attach any documents you already have. They stay in your browser until you decide what to do with them: download them yourself, send them to your existing agent, or include them in a partner connection request.

What's the difference between "Email My Existing Licensed Agent" and "Send to Licensed Agency Partner"?

Both options send all the information and attachments you've provided. "Email My Existing Licensed Agent" delivers it directly to whatever email address you provide — nowhere else. "Send to Licensed Agency Partner" is only for people who don't already have a licensed insurance professional helping with the file; where available, it routes your file to a participating licensed agency partner based on your property state.

Is the file sent securely?

Yes — your files are uploaded directly from your browser to a secure transfer service and never pass through CRECoverage's own servers. Your agent or partner then receives a secure transfer link by email, rather than a plain attachment.
